Making Tax Digital Compliance for Sole Traders and Landlords

Making Tax Digital for Income Tax Self Assessment (MTD ITSA) is the most significant change to UK tax reporting in a generation. From April 2026, self-employed individuals and landlords with gross income above £50,000 must use HMRC-approved software to maintain digital records and submit quarterly updates. The £30,000 threshold follows in April 2027.

At Kent Tax Specialists, we guide you through every step: selecting the right MTD-compatible software, migrating your existing records, and establishing quarterly submission workflows that fit around your business. We ensure your bookkeeping meets HMRC digital linking requirements and that each quarterly update accurately reflects your income and allowable expenses.

Our proactive approach means you are never behind HMRC deadlines. We handle the technical compliance so you can focus on running your business, remaining confident that your tax affairs are fully in order and all penalties avoided.

Your Common Making Tax Digital Questions Answered

If your combined self-employment and property income exceeds £50,000, MTD ITSA is mandatory from April 2026 (tax year 2026/27). Between £30,000 and £50,000, it becomes mandatory from April 2027. Below £30,000 is not currently in scope, though HMRC may extend in future.

Four quarterly deadlines per year: 5 August (April–June), 5 November (July–September), 5 February (October–December), 5 May (January–March). Plus a final declaration by 31 January. Missing quarterly deadlines triggers HMRC’s points-based penalty system.

Each missed quarterly submission earns 1 penalty point. At 4 points, a £200 fixed penalty applies — and £200 for each subsequent missed submission. Points expire after a defined period if you comply. Late payment penalties are separate: 2% after 15 days, 4% after 30 days, then 4%/year for longer defaults.

You need HMRC-recognised software that submits quarterly updates digitally. Popular options include QuickBooks, Xero, FreeAgent, and Sage. Spreadsheet users can use bridging software. We help clients choose and set up the right software and provide ongoing support.

Yes. Landlords with annual property income above the relevant threshold must comply. This includes residential and commercial landlords. Jointly owned properties are assessed at individual level. Furnished Holiday Lets are included. We set up and manage MTD for landlords across all 6 Kent locations.
